Beaches MLS is based in Southeast Florida and was founded in 2013. Although the MLS is relatively young, they have had exceptional growth over the years, likely due to their merger with Broward, Palm Beaches, & St. Lucie Realtors®. The South Florida Realtor association is the third largest in the nation, representing 36,000 MLS subscribers. Beaches MLS offers their subscribers first-in-class tools, resources, and products they need to be successful and adapt to market needs. The Southeast Florida MLS covers coastal cities including Fort Lauderdale, Hollywood, West Palm Beach, Boca Raton, Miami, and Broward.

Broward, Palm Beaches & St. Lucie Realtors provide monthly market reports to all its agents and associates. Reports are available approx. 22 days after the close of each month by 5 pm. They display reports as snapshots and infographics on their website divided by county and presented in various languages (English, Spanish, Portuguese). 

Individual agents also have permission to use the Beaches MLS logos (downloadable on its website) for their design needs in accordance with the branding guidelines and standards.

What external sites receive MLS data?

What listing statuses are included in IDX?

Coming Soon, Active, Pending, Active Under Contract.

What types of MLS memberships do you offer? 

Beaches MLS offers a Realtor Primary Broker option: Applicants can select one of these membership choices, Primary Appraiser, Primary County Appraiser, or Primary Designated Realtor.

Yes. Beaches MLS’ Rules and Regulations establish by way of article II: “Under no circumstances is any individual or firm, regardless of membership status, entitled to multiple listing service “membership” or “participation” unless they hold a current, valid real estate broker’s license and offer or accept compensation to and from other participants or are licensed or certified by an appropriate state regulatory agency to engage in the appraisal of real property.”

Yes, Beaches MLS offers more than 1,000 classes / webinars a year, now virtually.

Beaches MLS encompasses a majority of cities along the Greater Miami Metropolitan Statistical Area. The Southern Florida MSA extends to 120 miles of coastline and has a population of about 6,198,782. The Miami Metropolitan Area is the second largest in Florida and the seventh largest in the United States. The highest point in the state is Lakewood Park, which is just 345 feet above sea level, and the lowest point is where the shore meets the Atlantic Ocean and Gulf of Mexico

South Florida has a tropical climate with hot and long summers and warm winters. Typical temperatures in the summer average around 90°F, and winter temperatures only fall to about 60°F. The close proximity to the ocean causes occasional cold fronts and rain during the winter. The area receives about 62 inches of rainfall per year and no snowfall.
