The Central Texas MLS (CTXMLS) is a comprehensive MLS system that offers coverage of the counties that surround Texas cities like Waco, San Antonio, and Victoria. This MLS doesn’t cover Waco and San Antonio themselves but the satellite communities that surround these big cities. This MLS is broker focused and is the product of a union between five major associations of realtors.

The Central Texas MLS focuses on a crescent of counties extending from Waco down to the Gulf Coast. This is a great MLS to “fill in the blanks” of Central Texas real estate. As stated before, this MLS is focused on the brokers and you can get access through these associations: Fort Hood Area Association of REALTORS®, Four Rivers Association of REALTORS®, Temple-Belton Board of REALTORS®, Williamson County Association of REALTORS®, and Victoria Area Association of REALTORS®.
Coalescing the MLS data from such a large area into one place has plenty of positive perks for brokers and realtors. CTXMLS propagates the expansion and efficiency of the marketplace with one platform and database. By avoiding having to navigate through several MLS systems, they help to reduce duplication of MLS fees while enforcing common MLS rules.
To join the Central Texas MLS you have to first become a member of one of the cooperating Associations of Realtors. Once you’re in, you’ll have access to several training courses to help you navigate the new tools that CTXMLS has to offer, as well as access to housing data covering some of the most densely populated areas of Texas.
Requirements for your IDX Solutions
Listing Data IDX (or Broker Reciprocity) is a program that allows MLS Participants to display listings from other brokerages on their own agent and office websites. Simply put, the IDX program manages the listing search utilities on internet displays owned and operated by local agents and offices. The National Association of REALTORS® (NAR) created IDX and gives each MLS a strict set of guidelines on participation in the program and the display of the listings.
