IRESis provides over 7,000 subscribers with access to regularly updated property listings and sales information. The Colorado MLS covers many major Colorado cities including Denver, Colorado Springs, Aurora, Pueblo, Lakewood, Thornton, and Westminster. IRES offers it’s members access to public records and area listings, making it one of Colorado’s most valuable real-estate tools.

How does a new member go about being added to the MLS?
Interested agents must first download and complete the Subscriber Agreement form, (managing broker must submit the appropriate form by email or mail) and proceed to pay IRES invoice.

What are the requirements for primary membership in the MLS and IDX?
The Information and Real Estate Services (IRES MLS) follows the NARs Qualification for MLS Participation and IDX:
- Participants must be REALTORS® who are a principal, partner, corporate officer, or branch office manager acting on behalf of a principal.
- Participants must hold a current, valid real estate broker’s license.
- Participants must offer or accept compensation to and from other participants (or be licensed or certified by a state regulatory agency to engage in the appraisal of real property).
- Participants (other than appraisers) must actively—continually and on an ongoing basis—endeavor to: a. list real property of the type listed on the MLS in which participation is sought and/or, b. accept offers of cooperation and compensation made by listing brokers in the MLS.

Loveland, CO is the home base for IRESis and sits 46 miles north of Denver. The city is located in the Fort Collins-Loveland Metropolitan Statistical Area, with a population of about 78,877. Its close proximity to major Colorado cities such as Fort Collins and Denver allows for coverage across a majority of the state. The area’s highest point is Mount Elbert at 14,433ft, and it’s lowest point is the Arikaree River at 3,315ft.
Due to its convenient location, Loveland is the home to many Colorado residents that commute to Boulder, Westminster, and certain parts of the Denver Metropolitan Area. Denver is the 19th-most populous city in the U.S. and is a jumping off point to many nearby ski resorts and attractions in the Rocky Mountains. The northern state experiences a dry climate with varying temperatures depending on where you’re standing. Summers in the front range can go up to 95°F, while winters in the plains can reach as low as -10°F. The dry region doesn’t experience much rainfall, but has an average 60 to 100 inches of snowfall per year.
