Formerly known as Carolina Multiple Listing Service, Canopy MLS is headquartered in Charlotte, NC and has been serving North Carolina agents since 1950. With nearly 17,000 subscribers, CMLS covers many major North Carolina cities including Charlotte, Greensboro, Winston-Salem, Chapel Hill, Asheville, and Wilmington. CMLS is now a dual-state MLS, thanks to their acquisition of Piedmont Regional Listing Service (PRMLS). With custom MLS training and low quarterly fees, CMLS believes MLS is much more than just a computer system.

What are the requirements for primary membership in the MLS and IDX?

The Canopy MLS follows the NARs Qualification for MLS Participation and IDX:

Participants must be REALTORS® who are a principal, partner, corporate officer, or branch office manager acting on behalf of a principal.

Participants must hold a current, valid real estate broker’s license.

Participants must offer or accept compensation to and from other participants (or be licensed or certified by a state regulatory agency to engage in the appraisal of real property).

Participants (other than appraisers) must actively—continually and on an ongoing basis—endeavor to: a. list real property of the type listed on the MLS in which participation is sought and/or, b. accept offers of cooperation and compensation made by listing brokers in the MLS.

Must a Realtor or agent be licensed in the state as a condition of MLS participation?

Yes. Only your firm and other Realtor® firms may participate in Canopy MLS.

Participation in Canopy MLS with full-system access is available only to active real estate licensees and appraisers who work for a Realtor® Member Participant. Registered assistants working within a Realtor® Member Participant’s firm are allowed limited access. Unlicensed or inactive licensees are prohibited by law from offering and receiving cooperative compensation in real estate transactions and cannot participate in Canopy MLS because it would directly undermine the purpose of CarolinaMLS, which is to provide an orderly method for MLS participants to offer cooperative compensation to other MLS participants.

Information about the areas covered by Canopy MLS

CMLS covers the Charlotte area, much of the North Carolina mountains, and now, with the PRMLS acquisition, it covers many counties in the northern region of South Carolina. There are three Metropolitan Statistical Areas that CMLS covers: Charlotte metropolitan area, Asheville metropolitan area, and the triangle. Charlotte holds the largest population at 2,737,636, making it the 15th-most populous city in the U.S. The area’s highest point is Mount Mitchell at 6,684ft, and its lowest point is the Atlantic Ocean.   

Charlotte is nicknamed “Metrolina” because of its dense population and wide variety of attraction offerings. The metropolis is home to many corporate headquarters and is the second largest banking center in the U.S. The Raleigh area earns its “Research Triangle” nickname from the number of universities the city holds including Duke, UNC, and NC State. Between the major league teams in Charlotte and passionate rivalries between college teams in Raleigh, it’s no wonder sports fans are consistently attracted to the area. Asheville is in the heart of the Blue Ridge Mountains and is recognized for its vibrant arts scene. The Biltmore Estate displays historic artwork, and the downtown district is full of museums and galleries celebrating Asheville history. 

The North Carolina climate is humid, with mild winters and hot summers. The mountainous regions are susceptible to heavy rainfall, and Mount Mitchell receives a winter average of about 50 inches of snowfall. The summer average temperatures rise to 90°F, while the winter average falls to around 50°F.

IDX (or Broker Reciprocity) is a program that allows MLS Participants to display listings from other brokerages on their own agent and office websites. Simply put, the IDX program manages the listing search utilities on internet displays owned and operated by local agents and offices.
