The Emerald Coast Association of Realtors is governed by the Florida Real Estate Commission.

How does a new member go about being added to the MLS? 

An individual can become a primary member of ECAR if they pay local, state and national dues through ECAR. New member dues apply, a few of which are that the Code of Ethics training and Orientation training/sessions must be completed.

How does ECAR give back to the local real estate community?

The Emerald Coast Association of Realtors works diligently with their Power Partner members to provide sponsorship opportunities throughout the year.

ECAR provides housing statistics that are accessible on their website — these statistics are generated on the third week of every month and include information recorded in the Emerald Coast Association of Realtors® (ECAR) MLS system by ECAR MLS participants and subscribers. These do not however include information entered by other associations or “for sale by owner” properties. The ECAR coverage area is primarily Okaloosa and Walton counties, and may also include parts of Escambia, Santa Rosa and Bay counties. Sales information is based on existing homes only; new construction is not included. 

Statistics are accurate as of the date they were generated as indicated at the bottom of each report.

What types of MLS memberships do you offer? 

The Emerald Coast Association of Realtors offers: Primary Member, Secondary Member, Transferring Member, Reinstating Member, Appraiser and Affiliate Membership options.

What are the requirements for primary membership in the MLS and IDX?

The Emerald Coast Association of Realtors follows the NAR Qualification for MLS Participation and IDX.

Must a Realtor or agent be licensed in the state as a condition of MLS participation through ECAR?

Yes, in addition the Florida real estate licensee (Subscriber) cannot access ECAR MLS unless their Qualifying Broker is an MLS Participant. See here.

Does ECAR MLS offer free continuing education (CE) classes?

The mission of ECAR is to provide its members with only the best resources and tools so that they can represent a stellar level of professionalism to colleagues as well as clients. The organization supports this initiative by providing ongoing continuing education to its members as well as full support and education for the use of the MLS and other tools.

The Emerald Coast refers to the strip of coastal cities that run from Pensacola to Panama City. The 100 mile strip is the destination for many tourists, resorts, and vacation homes, more frequently for those in the Southeast United States. Fort Walton, the home base for ECAR, has a population of around 22,284 residents. The highest point in the state is Lakewood Park, which rises to 345 feet above sea level, and the lowest point is where the shore meets the Atlantic Ocean and Gulf of Mexico. 

The Emerald Coast is known across the board for its beautiful white sand beaches and developmental communities. Seaside has taken the lead when it comes to Florida cities being designed on the principals of New Urbanism. The popularity of the Emerald Coast has caused an influx in these communities, increasing property value and a desire to stay in the coastal cities year-round. Fort Walton Beach is a fishing and beach resort community that thrives the most in the summer months, with a smaller peak season in the spring. Fort Walton is also home to two major Air Force Bases: Hurlburt Field and Eglin Air Force Base. On the westernmost side of Florida, Pensacola offers a number of 18th-century era neighborhoods and a number of annual festivals celebrating its history and culture. Naval Air Station Pensacola, the National Museum of Aviation, and Corry Station Naval Technical Training Center have all coined Pensacola with the nickname “The Cradle of Naval Aviation.” 

The climate of Emerald Coast is warm and humid year-round, with a particularly rainy season from May to November. The summer high is typically around 90°F and the winter low is around 43°F. The coastal cities do not see snowfall and receive an average of 60 inches of rainfall per year.
